The “People’s Capital” is getting much bigger. In a landmark decision, the Andhra Pradesh Cabinet has officially cleared Phase 2 of the Land Pooling Scheme (LPS 2.0), adding a massive 16,666 acres to the Amaravati capital region.
This expansion isn’t just about adding land; it’s about building the core infrastructure—including a Global Sports City, an Inner Ring Road (IRR), and a dedicated Railway Network—that will turn Amaravati into a world-class metropolitan hub comparable to Hyderabad.
The New Growth Hubs: 7 Villages in Focus
The government has identified seven key villages across the Guntur and Palnadu districts for this phase. If you are tracking land value, these are the new areas entering the high-growth zone:
Palnadu District (Amaravati Mandal): Vaikuntapuram, Pedda Madduru, Endrai, and Karlapudi (7,562 acres).
Guntur District (Thullur Mandal): Vaddamanu, Harischandrapuram, and Peddaparimi (9,104.57 acres).
With this move, the total development area of Amaravati now approaches a staggering 50,000 acres, creating a vast landscape for residential, commercial, and industrial investment.
Key Infrastructure Drivers for Real Estate
The 16,666 acres have been earmarked for specific “Game-Changing” projects:
International Sports City (2,500 Acres): Originally planned on just 70 acres, the project has been scaled up to 2,500 acres. The vision is to host global events, including the Olympics, which will drive demand for luxury hotels, sports-themed townships, and premium rentals.
Inner Ring Road (IRR): This road will serve as the lifeline of the capital, ensuring seamless connectivity between the core city and the new expansion zones.
Railway Infrastructure: The land will accommodate a new railway station and tracks, integrating Amaravati into the national rail grid—a critical factor for long-term commercial appreciation.
Greenfield International Airport: While separate land pooling is underway, the expansion of the city limits is the first step toward making Amaravati an aviation-linked economy.
Compensation: What Farmers and Investors Get
Minister P. Narayana has assured that the compensation for Phase 2 will be on par with the successful Phase 1 model:
Jareebu (Wet) Land: 1,000 sq. yards residential + 450 sq. yards commercial plot per acre.
Dry Land: 1,000 sq. yards residential + 250 sq. yards commercial plot per acre.
Annuity Payments: Farmers will continue to receive yearly lease payments, ensuring a steady income stream while their developed plots appreciate in value.
Why This Matters for TeluguProp Readers
For those who missed out on the first wave of Amaravati land pooling in 2015, LPS 2.0 represents a second chance.
Commercial Potential: With the inclusion of a “Smart Industry” cluster, these new areas will not just be residential suburbs but economic centers.
First-Mover Advantage: As the APCRDA begins the “consent” process and issues allotment letters, the secondary market in villages like Pedaparimi and Vaddamanu is expected to heat up.
Connectivity Edge: Property located near the proposed Inner Ring Road or the Sports City is likely to see the highest capital appreciation over the next 5–10 years.
Investment Insight: The government is aligning these targets with a 30-year action plan. Amaravati is no longer just a “proposal”—it is an expanding urban reality.
